We appreciate you following the Associations guidelines for architectural changes to your home and we are happy to see our homeowners improving the aesthetics and function of their homes.

If you are planning on making changes to the exterior of your home, please remember to obtain and submit an Architectural Change Request form, prior to making the change.

The Architectural Committee will review your form with regards to the standards laid out in the CC&R’s and the Rules and Regulations.

General Architectural Application

Applications must be submitted at least seven (7) business days prior to the Board Meeting, in order to be reviewed at that meeting. Please note that incomplete applications will not be reviewed.

Complete applications that are submitted within the time frame noted above will be reviewed at a Board Meeting, generally held on the 1st Thursday of every other (even) month.

Garage door replacement requires architectural approval and must be done in conjunction with your adjoining neighbor.   Amarr Heritage are the only approved garage doors.

Coach lighting requires architectural approval and must be done in conjunction with your adjoining neighbor.

If you are interested in replacing your fencing, you may install either the same style as you currently have (wood) or the Board of Directors has approved the white vinyl fencing seen above. This is the only approved vinyl fencing at this time.

All fencing must be six (6)feet in height, and must be solid to the top (no lattice).  Please note that if you are replacing fencing, your non-adjoining neighbor must also replace their front facing fence/gate so that the fences match in the front. 

As with any improvement affecting the exterior aesthetic harmony of the community, an Architectural Improvement Application must be submitted and approved by the Architectural Committee prior to installation.

Installation of any solar system on the roof of your home requires prior architectural approval.  Please see the full guidelines and application below.

Solar Application

If you are interested in replacement or additional trees for your property, the trees below have been approved for the Belaire complex.  However, you must still obtain written Board approval prior to any removal or installation of trees in the front or along side your unit.  Please keep in mind that the larger the tree, the more likely it is that there will be root issue down the road.  Homeowners are responsible for repairs to their own unit and property, including, but not limited to, damage to slabs, sidewalks, driveways and plumbing.

Tree Options

The Belaire of Mission Pacific Board of Directors approved new paint colors in 2014.  All homes must be painted with the new colors and must be painted in conjunction with the adjoining unit.  If you are doing touch up painting only of old colors, you will need to color match the paint.
